We help so many companies locate the preface office space for their businesses and we have been doing it for so long that it is easy for us. Sometimes we need to be reminded that what we do appears to be easy but in fact it can take the inexperienced office space searcher a lot of time and give them hours of frustration.
During the week before Christmas we received a phone call from somebody that seas driving around reading signs and looking for space for their business. This individual could be like yourself. They thought that when they called the sign that they would get fast response from the building’s broker. They couldn’t understand why people weren’t returning their calls.
They were surprised when they dialed our phone number and somebody answered that could actually help them. The first statement was about a building we had listed and it was very apparent that the building wouldn’t work for them. So we began to inquire into what it was they needed for their business.
The conversation was typical. They described the amount of square footage and the layout of the office space. We heard about the number of offices and conference rooms. Then they told me that for the past two days they were riding around looking at buildings and calling signs.
I suggested that they let us do the work for them and that they start getting ready for their Christmas holidays. I explained that it would take a few days for me to research the market and locate the ideal space for them. We do require an exclusivity agreement, for obvious reasons. This turned them off and they decided they didn’t need our help.
During the first week of January I received a call from this prospective client. They said they were tired of trying to do this on their own and they wanted to hire a professional tenant representation firm. They had chosen Finch Commercial Realty to assist them. We went to work immediately and had a tour set up within forty eight hours to eight locations that were designed exactly to their specifications.
We met them and within a three and one half hour tour we narrowed the search down to three properties that met their needs. It is most rewarding when you hear your client say “you accomplished more in three days than we did in an a month.” Despite the fact that we located three potential options they didn’t understand that no the real work beings and they get the advantage of over thirty years of lease negotiation skills.
The three potential properties each received a professional request for proposal from us outlining the required terms and conditions of our client. This step is most important because it places all the prospects on equal footing. Then when we received their proposals we prepared a detailed financial analysis that clearly outlined the price difference for my client to review.
In the case of this assignment my client was opening a new Dallas office location and they were based in Alabama. My initial contacts were with the local Dallas representatives and they had to present their findings to their national office. Our work allowed them to present their space search in an professional manner and it clearly broke down all expenses to their firm as well as the pros and cons to each location.
After the corporate office review the analysis they selected the best location and we proceeded to go to a lease document negotiation. Working with the corporate attorney we finalized the lease and signed the lease on January 27.
Within the coarse of a month we were able to locate and finalize a space for the new Dallas office for Deshazo, LLC. Keep in mind that they were in the market since November and couldn’t accomplish what we did in thirty days It took them two months with no results. We can do the same for you too. Give us a call and we can do the same for you too.
