After the site analysis meeting we now have a good understanding of your companies office space requirements. We are going to canvass your selected geographic area for the Dallas office space locations that meet your requirements. We use four different data bases to search for the ideal locations. Additionally, while conducting or Dallas office property search, we reach out to office brokers by telephone and email to be sure that we reach out to as many possible people to locate your new office.
Our goal during the search is to locate office spaces that have already been build that are as close to your desired floor plan as possible. There are two benefits to this approach. The first being that construction expenses will be lower and this will give us the opportunity to negotiate more free rent or a shorter lease term. The second reason is that if time is a concern a space that is already close to your required design will take less time to have the space ready for your firm to occupy.
The search can take from two to three days depending upon the speed that the landlord’s brokers reply back to our requests. We will review all the responses and follow up one more time with the brokers that didn’t respond if we think the building has a high potential of meeting your requirements.
Once all the data is collected we will prepare a PDF file that will have all the positive responses to our request. The PDF will have vital information on each building including occupancy rates, asking rental rates, tenant mix, operating expenses and electrical pass through costs. We will also attach floor plans if the building’s agent sent us this information.
We will set a meeting with you to review each building with the goal to eliminate enough properties that we will have the ten closes ones to your requirements. Once this is accomplished we will establish a time for the tour and a date.
